Formal Title: AN ACT AMENDING TITLE 9, CHAPTER 4, ARTICLE 6.1, ARIZONA REVISED STATUTES, BY ADDING SECTION 9-462.10; RELATING TO MUNICIPAL ZONING.

Summary: Mandates municipalities with a population of 75,000 or more to permit the development of duplexes, triplexes, fourplexes, and townhomes on all lots zoned for single-family residential use within one mile of the central business district and on 20% of new developments over 10 acres by January 1, 2026. Prohibits restrictions that make middle housing impractical, including limits on floors, floor area ratios, more stringent permitting than single-family homes, and owner-occupancy requirements.
