Formal Title: An act relating to accessory dwelling units; amending RCW 36.70A.696, 36.70A.697, and 36.70A.698; reenacting and amending RCW 36.70A.070; adding new sections to chapter 36.70A RCW; and creating a new section.

Summary: Requires cities and counties to allow the construction of at least one attached and one detached accessory dwelling unit (ADU) on residential lots. Prohibits owner occupancy requirements and additional parking requirements for ADUs near major transit stops. Allows local governments to adopt ordinances to incentivize ADUs for long-term housing by waiving fees and taxes. Prevents restrictive covenants or deed restrictions from prohibiting ADUs.
